Hi

I am going to move to Las Vegas for my new job. I need some help in finding a good area to live in. I am not looking for million dollar houses just a nice area to live in were there is little to no crime. And please dont start with the there is crime every were because I know that I am just saying were is it good to live. I have a house in Los Angeles that I will rent out so I am looking to rent in Vegas or if the deal is good buy in vegas. So any help would be good since I have never live in vegas. We have 2 nsx's so there will be that muck more NSX's in vegas soon. :)

Thanks

Right now it is a great time to buy in Las Vegas, I would seriously consider buying rather than renting.

As for the areas I recommend, Summerlin or Henderson (Green Valley). Just stay away from the north and Nellis.

I would have to agree with Brian. If you have the means, consider purchasing a home. There are some steals out there! For example, one home in our neighborhood that sold for 1.2M three years ago just sold at auction for 550k. It appraised at 800k, for whatever thats worth these days. .60 acre, single story, 4 car garage, 4200sqft. Sure the market will probably go down further but, if you can get into a home at a significant discount it may provide enough cushion. If you need help call Gabe Harvey at Century 21 702-604-6222.

Brian's dead on, Summerlin & Green Valley(Henderson) are the 2 best places. I live in Southern Highlands, which is the South part of Vegas, great location, and pretty convenient to get around town, decent area, but if I had to do it over again, I'd buy a place in Green Valley...

And welcome to Vegas...=)

Thanks for the info and if you have more info on more stuff like this please post it. I will be working in this area zip is 89128. I really don't want to be more than 10 miles away at the most since I have always had to dive for at leat one hour because Los Angeles traffic just sucks I want to be able to go home for lunch. So is the area you are talking about close to this zipcode?

There's a great little Hawaiian place on Lake Mead & Rampart, not too far away from your work called Aloha Island Grill...=)

89074 Green Valley
89052 Henderson

15 minutes to the strip
10 minutes to the airport

89128 is very near Summerlin and in a very good location. Actually it's near my other house. Too bad I just renewed my tennants or I could have rented it out to you.

You are essentially near the Summerlin Pkwy, so I would recommend getting on the Summerlin Pkwy and look for housing west of there in Summerlin. I would recommend somewhere in the Summerlin Pkwy/Town Center intersection as it is pretty nice. (89134, 89144 zip codes is a good starting point) You should only have about a 10 minute commute to 89128 from there.

Don't head east from there. It gradually gets worse and worse. North from there is ok, but puts you out further from the action. South is ok too because it's closer to things, but areas get a little more seedy.

What's your price range. If you know what you are looking to spend, either in buying or rent, I can recommend some really good places.

Since I still have to pay my house in LA I am looking to get a house around the 250,000 give or take. I have a big 5 bed room house in LA and to tell you the truth its just to big we only ouse like 30% of the house. So I would rather have a 2 or 3 bed room house with a 2 car garage for the 2 NSX's. If I have to spend a little more to be in a nice area I will but I would rather stay in that range so I could still buy Toys.

$250K will get you a nice 2 car, 3 bdrm 2.5 bath about 1,600 to 1,900 sq. ft. in a gated community in Summerlin (near you work). It won't have much of a yard (houses tend to be very close together) and limited to like 1 of 3 floor plans, but should fit what you are looking for. That's roughly what my rental is. If you really luck out and get a nice forclosure, you could probably pull off 2,000 sq. ft +. I have a really good realtor that I have used to buy my homes if you are interested. Just let me know.

Good luck on your new job and Velcome to Las Wegas!!

Hi! Welcome to Las Vegas! We like the town a lot, and have the perfect person to help you find the best place for you to rent or buy.
Jean Perry, 702-858-3653, has been finding great buys and rentals for our friends. She's very reliable, friendly, and will work hard to get the best arrangement for you. She knows the Las Vegas market inside and out. We've known her for over thirty years, and love and respect her.

Lance and Lorelle

P.S. We think that the northwest side is the best.

I have a vacation home in Henderson within the gated community of Lake Las Vegas near the Ritz Carlton. I usually go there to unwind. It is pricey, but I do think its worth every penny.

I love Lake Las Vegas!!
I haven't been there for over 2 plus years now. Hope more people have been going and staying there at the hotels and condo hotels.
i bought a studio there years ago, and sold it shortly after. I just didn't like paying all that money on 3 different association fees.
But i do love that place. Very quiet and peaceful and great golf.
Maybe one day i will buy into Lake Las Vegas again.

I was just there yesterday. Our nsx group goes there for a drive once in a while.

OoO, i miss the jazz concert on the lake.
i miss the Montelago Village Casino where i lost lots of money at the crap table.!!!
I miss the sunday brunch at the club house there too.
I remember they had a classic car show there years ago.
That was pretty cool.

Well I have been there 2 weeks now and I just drive back to LA on weekends. I like my new job alot and the company just got 3 new game's signed. there is only one thing I don't like about vegas and that is that it is HOT AS HELL. the rest is really nice and right now I am renting a room so I could get a better feel of las vegas and see were I would like to live. My work is right of the lake mead exit on the 95 freeway. There is a really nice place there that I liked were there is some kind of man made lake. This place is just about 5 miles from were I work. Is that a good area?

I could see why you would need to tubo a NSX in vegas because in 150 degree heat the car might feel like its 190hp not 290hp. LOL

I would say that is LAKE LAS VEGAS.
That was the most expensive zip code in all vegas, not sure if it is still.
That place is very nice. They was suppose to built a road leading into Lake Las Vegas, but not sure if that deal went through.

I do love Lake Las Vegas, it has a very surreal lifestyle there and tranquility there.

You should go into the Lowe's Hotel formerly the Hyatt Regency.
The view of the lake is awsome. Walk and chill and have a drink out in the back side where there's the waterfall. Its pretty relaxing.

Anyways, the Ritz is cool too. But i think the Lowe's view of the lake takes the cake.

That area is ok for work but if you go southwest, (summerlin) is a good place to live. It's about 15 minutes drive. Take 95 south exit summerlin parkway (west). Or you can take the side road (Rampart) south from Lake mead Dr.

VAMPNSX is talking about the northwest side of town. There's a lot of "man made lakes" around Lake Mead Ave. If i'm not mistaken, Lake Mead Ave. goes from north west to south east pass part of Lake mead to Lake Las Vegas entrance, and ends at 95.

Yeah, I know that area. Near my rental and thought about moving there once. That community is called the Lakes. But not to be confused with "The Lakes" which is further south. Both are pretty nice communities, but on the older side. They both have pretty artificial man made lakes. There is a really good restaurant there as well. You'll get good bang for your dollar as long as you don't mind an older home. However, that neighborhood is on the edge of where things start to get shady. If you head east a few miles it quicky goes downhill. That's not to say the area is bad, but I would consider heading a little more west. Unless you absolutely love the water, in which case, I would consider looking at The Lakes community as well (Sahara and Ft Apache).
